West Hartford Park secures unanimous planning approval in significant boost for North East economy

A landmark employment development in Cramlington has secured planning permission, paving the way for one of the major industrial and logistics schemes in the North East.

 

Arlington Real Estate has received unanimous approval for its West Hartford Park development, a 126-acre site being brought forward in partnership with Homes England.

 

The scheme represents the largest remaining strategic employment allocation in Northumberland and is capable of delivering more than one million sq ft of high-quality industrial, manufacturing and logistics space.

 

The decision follows a recommendation for approval by the Local Planning Authority ahead of committee, with no objections raised by statutory consultees and strong overall support for the scheme.

 

The approval marks a major milestone for the development, which is expected to support the creation of more than 2,000 jobs and generate over £150 million of investment into the North East economy.

 

West Hartford Park has already attracted strong interest from occupiers across multiple sectors seeking large-scale, fully-enabled space in a well-connected location, reflecting continued demand for high-quality commercial premises across the region.

 

The masterplan includes flexible industrial and manufacturing units ranging from 40,000 sq ft to 532,000 sq ft, available on freehold or leasehold terms, alongside office accommodation, innovation-led facilities and supporting retail amenity.

 

Each building can be tailored to occupier requirements and will benefit from significant power capacity, modern infrastructure and strong transport links.

 

Importantly, the site benefits from no highways restrictions, providing a clear advantage over many comparable large-scale employment developments and enabling efficient access for logistics and industrial occupiers.

 

Located just minutes from the deep-sea Port of Blyth, West Hartford Park has been brought forward in close collaboration with the Port and will complement the Energy Central Partnership cluster, reinforcing South East Northumberland’s position as a hub for offshore wind, renewable energy, clean technology and advanced manufacturing, and will be marketed as a ‘Near Port’ site.

 

The scheme comes at a time of significant investment in the offshore wind sector, with The Crown Estate confirming new seabed leasing opportunities off the North East coast, expected to drive billions of pounds of investment into the region.

 

The development will also set a new benchmark for environment-led employment space, with around 40 acres dedicated to ecological mitigation and green and open space, creating a landscaped, wellbeing-focused business park environment.
