Northumberland: Where Biodiversity Net Gain is Unlocking the Next Wave of Development

As the UK property sector gathers for UKREiiF 2026, attention is increasingly turning to places that can deliver both growth and sustainability at scale.  It is that this intersection that Northumberland is rapidly emerging as a County which can deliver both.

With the introduction of Biodiversity Net Gain (BNG) requirements, developers across the UK are facing new challenges but also new opportunities. In Northumberland in North East England, a growing network of landscape-scale habitat banks is transforming how large schemes come forward. This is not just about compliance. It’s about unlocking development.

A County Ready For Growth

Northumberland offers something rare: significant BNG capacity aligned with major development opportunities.

Through a strong and expanding pipeline of habitat banks, the county enables developers to meet biodiversity requirements efficiently without constraining site viability. This is particularly important for large-scale and strategic schemes, where on-site delivery alone is often impractical.

A key example is the work being done at Potland Burn Habitat Bank, covering 268 hectares, equivalent to around 500 football pitches, is where QTS Data Centers has successfully leveraged off-site biodiversity units to support the development of the £10bn Data Centre Campus in South East Northumberland. This demonstrates a crucial point for investors: access to BNG units is no longer a barrier it’s a catalyst.

At the heart of this opportunity is Advance Northumberland, Northumberland County Council’s regeneration and development company. Through their new subsidiary company, Advance Green Futures, it is actively delivering a pipeline of high-quality BNG opportunities designed to support growth across the region. Potland Burn Habitat Bank is Advance Green Futures’ first habitat bank project, located just outside Ashington. The newly formed organisation has a team of professional ecologists who manage environmental assets and who can support developers with the allocation of habitat bank units.

This initiative connects landowners, developers, and local authorities, creating a coordinated approach to biodiversity delivery. The result is a more predictable, scalable, and investment-ready environment, exactly what institutional investors and strategic developers are seeking.

Advance Green Futures is not just providing habitat in increased ecological impact, it’s de-risking large scale international investment and development.

Why Northumberland?

For developers and investors evaluating opportunities at UKREiiF, Northumberland stands out for several reasons:

Scale: Large, deliverable sites with strategic significance

BNG Capacity: Established and emerging habitat banks

Connectivity: Strong road links to the wider North East and UK road network, new and improved rail links through the fully operational Northumberland Line as well as existing East Coast Mainline, deep-water Port of Blyth and neighbouring Newcastle International Airport.

Public-Private Collaboration: A proactive local authority, Northumberland County Council and delivery partner in Advance Northumberland

Natural Capital: A landscape uniquely suited to biodiversity enhancement at scale

Together, these factors create a compelling proposition: a place where policy and delivery are aligned.

Key Development Opportunities

Northumberland offers a strong pipeline of strategic employment sites designed to meet the needs of modern industry and large-scale investors. Ashwood Business Park, a 62-acre Enterprise Zone site with 32 acres available, provides a flexible, shovel-ready opportunity for industrial, logistics, and advanced manufacturing uses, with major occupiers already in place and the added benefit of access to biodiversity net gain (BNG) solutions to accelerate delivery. West Hartford Business Park complements this with a 126-acre strategic site capable of delivering units from 50,000 sq ft up to 532,000 sq ft, offering a plug-and-play environment with significant power provision and proximity to an established cluster of pharmaceutical, engineering, and manufacturing businesses.

Alongside these, the Port of Blyth presents nationally significant opportunities within the UK’s clean energy sector, including Battleship Wharf, which offers around 7.5ha of development land with deep-water access suitable for offshore wind and maritime industries, and the Bates Clean Energy Terminal, a 17Ha terminal with 5Ha of quay linked development land available, which holds Investment Zone status, providing investors with incentives.

Bates provides a unique large-scale opportunity for investors in offshore renewables, energy transition, and advanced manufacturing, with port-side access and infrastructure designed to support the delivery and assembly of next-generation clean energy technologies. Together, these sites position Northumberland as a prime location for businesses looking to invest, innovate, and scale.

Delivering Growth and Nature Together

The conversation around BNG is often framed as a constraint. In Northumberland, it is clearly an enabler.

By aligning biodiversity delivery with economic development, the county is demonstrating how environmental policy can unlock, rather than limit, investment.

For developers, this means:

  • Greater certainty
  • Faster planning pathways
  • More efficient land use
  • For investors, it means:
  • De-risked projects
  • Strong ESG credentials
  • Access to a pipeline of scalable opportunities
